Model One
01 · MODEL ONECompact home — ideal as an ADU, guest house, or rental unit on a smaller lot.
Cold-formed steel panelized home kits designed for Southern climate conditions, clear planning, and a more predictable path from model selection to site assembly.
Designed with the South's climate, soils, and code environment in mind. Final performance always depends on site-specific engineering.
Built with wind-load review and site-specific engineering in mind.
Supports durable envelope planning and long-term performance in high-humidity Southern conditions.
Cold-formed steel is not a food source for termites — a key material logic advantage in Southern climates.
Panelized components reduce on-site complexity and provide a clearer assembly plan for your crew.
Each model is a complete kit — panelized walls, floors, and roof, all built around the same cold-formed steel framing logic.
Compact home — ideal as an ADU, guest house, or rental unit on a smaller lot.
Balanced primary or family home — suited for Southern living, vacation or everyday family use.
Larger residence — suited to a premium rental, developer lot, or larger Southern primary home.

Our homes use a cold-formed steel panelized framing system designed for precision, consistency and long-term durability. Each project is reviewed against local code, wind loads, exposure category, foundation strategy and site conditions.
Walls, floors, and roof panels built on a cold-formed steel framing system.
Factory-fabricated panels for repeatable geometry and a cleaner site.
Steel is not a food source for termites, an advantage in Southern climates.
Every project gets local engineering review against your code and exposure.
A simplified, predictable path from your first model preview to a project that's ready to plan, document, and assemble.
Compare Model One, Two, and Three. Each is a complete steel-frame panelized home design.

Site-specific structural review, stamped drawings, and the documents your team needs to permit.
Panels are fabricated, sequenced, and delivered — ready for your crew to assemble on site.
Lumee homes are panelized, not modular. Walls, floors, and roof are factory-fabricated as flat panels around a cold-formed steel frame, then shipped and assembled on site. Panelized construction is different from modular (volumetric box) construction — we do not ship finished room volumes.
No home should be marketed as hurricane-proof. Our models are designed for storm-prone Southern regions and reviewed against local wind zones, but final performance depends on local code, wind zone, exposure category, foundation design, engineering, materials, detailing, and installation quality on your specific site.
Cold-formed steel is thin-gauge structural steel shaped at room temperature into studs, tracks, and panels. It is precise, dimensionally stable, and not a food source for termites — a material logic well-suited to Southern climates. Every Lumee panel is built on this system.
Lumee is a model-based program, not a full custom design studio. You can choose between defined options for exterior finish, interior palette, kitchen, bathroom, outdoor living, and site adaptation. The structural design of each model stays consistent so engineering and production stay predictable.
