About Lumee Homes

Lumee is a steel-frame panelized home program designed around the South's climate, soils, and code environment — built on a small set of pre-designed models, a controlled material logic, and a clearer path from model selection to a built home.

Mission

A clearer path
to a serious home.

We started Lumee because building a quality, well-engineered home in the South takes too long, costs too much in surprises, and leaves families and builders solving the same problems on every lot. The fix isn't more configurators or more custom — it's fewer, better models, on a defined building system, with site-specific engineering before fabrication starts.

01 · Fewer, better models

A small, well-designed lineup

Three pre-designed homes — compact, balanced, and larger — covering most of what Southern buyers and builders actually ask for.

02 · One building system

Cold-formed steel, panelized

One material logic across the lineup, designed for the South's heat, humidity, termites, and storm-prone regions.

03 · Real engineering

Site-specific structural review

Engineering sealed by a licensed engineer in your state — before a panel ships.

Why panelized

Factory tolerances,
on a real lot.

A Lumee home is panelized — walls, floors, and roof are built as flat panels in a controlled factory, then shipped to your site in assembly order.

A

Repeatable geometry

Panels are built to the same tolerances every time, regardless of lot conditions.

B

Fewer on-site decisions

The engineering and the sequence are settled before the truck shows up.

C

Not modular

Lumee doesn't ship finished volumetric boxes — we ship flat panels for site assembly.

Why cold-formed steel

A material logic
that matches the climate.

Cold-formed steel was chosen for Lumee because it lines up with the conditions the South actually presents — humidity, termites, dimensional movement, and storm-prone regions.

01

Stable in humidity

Doesn't shrink, swell, or warp with seasonal moisture.

02

Not a food source for termites

A material-level advantage in termite-prone regions.

03

Designed for panelization

Tight tolerances, repeatable connections — exactly what factory panels need.

Why the South, specifically

A defined climate
is a design constraint.

Designing "for everywhere" produces homes that don't really fit anywhere. We focused on the Southern U.S. so we could design specifically — for its heat, humidity, storm-prone regions, termites, and code environment — rather than generically.

01 · Heat & humidity

Envelope detailing for hot, wet conditions

Material and envelope choices made with sustained Southern heat and humidity in mind.

02 · Storm-prone regions

Designed against local wind zones

Models reviewed against local wind zones and exposure category. We don't market homes as hurricane-proof.

03 · Termites

Material logic, not just treatment

Cold-formed steel structure addresses termites at the framing level, not just with site treatment.

04 · Southern lots

Pier, slab, or stem-wall foundations

Foundation type selected per site — sized to the soils, flood zone, and code that apply to your lot.

A note on language

No proof claims.
Plain engineering.

We don't market Lumee homes as hurricane-proof, storm-proof, or maintenance-free. No home should carry those labels. Our homes are designed for storm-prone Southern regions and reviewed against local code, exposure, and site engineering. Final performance always depends on the lot, the engineering, the detailing, and the build.
