The biggest objection steel-kit homes face is aesthetics — buyers picture a barn, a warehouse, a barndominium. Lumee is designed from the inside out to feel like a custom coastal home. Every decision below is standard on every model, and costs near-zero incremental BOM because it is engineered into the steel panels, not added after the fact.

Every wall is built from 108" (9') studs — standard residential construction uses 96" (8'). The 12" difference is immediately visible, creating a sense of openness and scale that buyers associate with custom homes.

Interior and exterior doors are 8'0" tall and 36" wide — vs the standard 80" — reinforcing the premium feel and supporting age-in-place from day one.

Outdoor living

A Full-Length Covered Lanai.

The rear lanai spans the entire back wall of the home, 8–10' deep depending on model, built under the same continuous hip roof with no roofline break. This is the #1 lifestyle feature for Gulf Coast buyers — where they eat dinner, have drinks, watch storms roll in, and spend most of their waking hours at home. The rear slider opens 8' on Model One and 10' on Models Two and Three; open, the great room, dining and lanai read as one continuous zone.

Exterior

Fiber-Cement Cladding, Not Metal Siding.

The exterior is clad in fiber-cement siding — lap or board-and-batten, depending on the finish palette. This is the same material used on $500K+ custom coastal homes. Nobody driving past a finished Lumee home sees steel or metal: they see a clean, contemporary coastal home with deep overhangs, a covered porch and fiber-cement siding.

Island layout, premium finishes

Every Lumee kitchen includes an island layout for more storage, seating and flow from all sides — with premium cabinetry, Bosch appliances and quartz countertops, plus a generous oversized pantry in every model.

Laundry / utility

A dedicated room in every model

A combined laundry and utility space housing the electric panel, hot water tank and mechanical equipment. A stacked laundry unit frees space for cabinetry and a utility sink.

Age-in-place

Accessible from day one

Single-story, with 36" doorways, 8' doors, a zero-threshold curbless primary shower and a spacious primary bath, Swiss Madison fixtures throughout. The primary bath supports future ADA conversion without structural modification. Not an upgrade — the default.
